The Building Regulations set minimum standards for the design and construction of buildings to ensure both the safety, and health, for people in or about those buildings. They also include requirements for conserving fuel and power, alongside facility provision and access for people, including those with disabilities.
From higher risk buildings (HRB's), residential extensions, to new build homes, offices or fit-outs, warehousing, industrial, retail, educational, and healthcare, we have a wealth of expertise and experience within all project types.
A higher-risk building has at least 7 storeys or is at least 18 metres in height and either:
- is a hospital or care home
- has at least 2 residential units
The BSR provide guidance on the information required at each submission stage. You are likely to be required to provide:
Drawings and plans
Competence declaration
Construction control plan
Change control plan
Building regulations compliance statement
Fire and emergency file
Site location plan
Location of new drains or private sewers
Staged work statement
Partial completion strategy
As with all building work, the owner and occupier of the property or land in question is the one who is ultimately responsible for complying with the relevant planning rules and building regulations.
There is responsibilities on all duty-holders that you should ensure you are aware of.

You will be allocated a Project Manager who will be your point of contact throughout the project.
